1. Rental Agreement & Eligibility

These Terms of Service constitute a legally binding agreement between the guest (“you,” “your,” or “Guest”) and Savage Vacation Rentals (operating as Savage Property Group, “Host,” “we,” “us,” or “our”). By completing a reservation via https://savagevacationrentals.com, Guesty, or affiliated partner channels, you acknowledge and agree to comply with all terms herein.

Minimum Age Requirement: The primary registered guest booking the property must be at least twenty-five (25) years of age and must occupy the premises for the entire duration of the rental period. A valid government-issued photo identification (Driver’s License or Passport) matching the credit card name is required upon booking confirmation.

2. Payments, Deposits & Cancellation Policy

  • Payment Schedule: A booking deposit (typically 50% of the total reservation) is required upon booking. The remaining balance, including applicable Florida state & Okaloosa County tourist development taxes and cleaning fees, is automatically charged thirty (30) days prior to your arrival date.
  • Direct Payment Security: All financial transactions are securely processed via PCI-DSS compliant gateways. Credit cards accepted include Visa, MasterCard, Discover, and American Express.
  • Standard Cancellation: Cancellations made thirty (30) days or more prior to arrival receive a full refund less a reasonable administrative processing fee. Cancellations made within thirty (30) days of arrival are non-refundable unless the property can be successfully re-booked.
  • Inclement Weather & Hurricanes: We strongly advise purchasing comprehensive travel insurance. Refunds for tropical storms or hurricanes are only issued if Okaloosa County emergency authorities declare a Mandatory Evacuation order for the area.

3. Check-In, Check-Out & Smart Access

  • Check-In Time: 4:00 PM (CST) on your scheduled arrival date.
  • Check-Out Time: 10:00 AM (CST) sharp on your scheduled departure date. Strict adherence is necessary to permit professional housekeeping sanitation before subsequent arrivals.
  • Keyless Smart-Lock Entry: Unique digital door lock codes are automatically generated and dispatched via email/SMS alongside your digital arrival guide prior to check-in. Codes activate precisely at 4:00 PM and deactivate automatically at 10:00 AM on departure.
  • Early Check-In / Late Departure: Must be requested in advance and is subject to property turnaround schedules and confirmation by our concierge.

4. House Rules, Occupancy & Island Ordinances

  • Maximum Occupancy: The total number of guests staying overnight cannot exceed the maximum capacity specified in the reservation. Unauthorized additional guests will result in immediate termination of the reservation without refund.
  • No Parties or Commercial Events: Bachelor/bachelorette parties, loud gatherings, and disruptive events are strictly prohibited.
  • Quiet Hours: Okaloosa County noise ordinances mandate quiet hours between 10:00 PM and 8:00 AM. Excessive noise that disrupts neighboring residents will not be tolerated.
  • 100% Smoke-Free: Smoking or vaping of any substance is strictly prohibited inside the residences, lanais, or covered balconies. A minimum $500 remediation fine will be charged for violations.
  • Pet Regulations: Pets are only permitted in designated pet-friendly residences with prior written approval and payment of the non-refundable pet fee.
  • Island Parking: Vehicles must park only in assigned parking spaces or driveways. HOA parking passes must be displayed on vehicle dashboards at all times.

5. Property Care, Maintenance & Damage Protection

Guests are expected to treat the rental property, furniture, amenities, and coastal landscape with care and respect. Upon departure, trash should be placed in designated exterior bins, and all doors and windows secured.

Maintenance Reporting: Please report any maintenance concerns, appliance malfunctions, or accidental damages to our team immediately at (850) 585-3045. We strive to rectify any issues promptly with an average response time of under 5 minutes.

Damage Responsibility: The primary guest assumes full financial responsibility for any physical property damage, broken fixtures, missing equipment, excessive staining, or extraordinary cleanup required following departure.

6. Limitation of Liability & Governing Law

Limitation of Liability: Savage Vacation Rentals and property owners are not liable for any personal injury, loss, theft, or damage to personal property occurring during the stay, nor for temporary utility disruptions (such as municipal power, water, or high-speed internet) beyond our direct control.

Governing Law & Venue: This agreement is governed by and construed in accordance with the laws of the State of Florida. Any legal disputes arising out of or related to this agreement shall be submitted exclusively to the competent jurisdiction of Okaloosa County, Florida.
